Special property

Special property is basically everything that is behind the apartment door. In other words, your apartment.  

Unlike communal property, you are solely responsible for the maintenance of the apartment. So if the shower wall or the sink needs to be replaced, you are the contact person for your tenant.  

If you do not want to take care of this part, you can hire a rental management, which will then also take over such things as the service charge statement.
