The short answer: Yes. 

The detailed answer: If you sell your property before the end of the loan term, there are two options — after all, the bank doesn't want to make a loss either:  

1. You pay off the loan in exchange for an early repayment penalty.  
2. You agree on a pledge exchange. In this case, your loan is transferred to another, valuable property.

Urbyo X is our marketing service for sellers. With three available levels, you decide how detailed your listings and how extensive the marketing should be.

This is how our Urbyo X packages are structured: 

Xplore: the basic package

You don't need extensive marketing for your property and want to publish your listing without any extras? Then you can do it quickly and conveniently with the Xplore package after registering at Urbyo. The listing will be published on the Urbyo marketplace for 100 days. During this time, your property will be marketed passively. If no successful inquiry is received within 100 days, we will deactivate the listing.

Price: 0.5 % of the purchase price

Xtra: the premium package

Do you want to make your listing as attractive as possible and desire active marketing support? Then the Xtra package is the right choice. We will create an audio exposé for your property, highlighting the most important aspects of your listing. We also offer helpful district and city guides that give buyers a solid impression of the area in which your property is located. Additionally, we market your property on our social channels, via newsletters and in 1:1 meetings with customers.

Price: 1.5 % of the purchase price

Xpert: the dynamic option

For project developers, property developers & all those who want long-term or intensive support, we offer a highly individualized marketing package with the Xpert package. In addition to the extras you get with the Xtra package, Xpert also offers the joint development of a personal marketing strategy. We also offer to create images and video material.

Price: upon request

Every buyer at Urbyo should get all the information they need for a
well-thought-out purchase decision. Our property listings all adhere to
the following structure:

1. Location, number of square meters, and ad ID
   

2. Video & images
   

3. Basic data:

   
   We list all the important figures that are relevant to the buyer. In addition to the purchase price, this includes the ancillary costs and the initial yield and calculations
   based on the level of financing. 

4. Photos & videos:

   
   Viewings are unnecessarily stressful for everyone involved — especially if it's "just" to look at an investment property. To spare tenants the hassle of multiple viewings and buyers the need to travel, we've created the Urbyo image service. We take photos from inside and outside and create virtual 3D tours upon request. Free of charge. If you're interested, don't hesitate to contact us. We'll coordinate a photo session with the existing tenants. If not, current photos of the property are also accepted.

5. Property appraisal:

   
   Based on the property documents you send us, we give the Urbyo buyers a rating of the investment potential. The criteria for this are the purchase price per square meter, the gross rental yield, the population forecast, and the property's condition.

    

6. Property details:

   
   Last but not least, we list the real estate agent(s) in charge and provide further details, such as the location, the floor plan, the investment calculator, and FAQ. 

As you can probably tell, we approach our advertisements with great attention to detail. But it pays off — because you'll have an ad you can be proud of. And have way less hassle down the line. 

There is no greater disappointment than a deal that falls through. With our buyer screening, we make sure that only reservations from suitable candidates are forwarded to you.

The Urbyo buyer pre-check is part of our financing services. When users want to reserve a property, they're asked to provide a few details regarding their financial scope and expectations. On this basis, we can quickly see whether or not potential buyers will be able to obtain financing. If the data provided is proportionate to the asking price of the investment object, we'll pass on the reservation request to you. After that, you and your customers can always choose to accept the bid or not.

Advertisement creation

We will gladly create your ad for you — but of course you can also do it yourself. With the Xplore package you can enter everything yourself. For more support and extras, check out our Xtra and Xpert packages.

Object verification

We offer Urbyo buyers only solid objects at fair prices. Your objects will be checked fast and free of charge by our experts.

Creation of audio and video guides

For Xtra and Xpert listings, we create, among other things, audio exposés and produce virtual tours of the district for potential buyers, so that everyone can get a comprehensive picture of the area.

Marketing

You decide when your advertisement is online. If you opt for the Xtra or Xpert package, we will also start actively marketing your property.

Closing the sale

No uncertainties: We accompany our buyers from A to Z in the purchase process and also take care of the financing, for example. You can be sure that we only match buyers to your property who have a corresponding financing commitment.
